1 When shingles are delivered to your home, please check the color. Notify Lozano Building and Remodeling immediately if the color is not what you ordered.
2 Notify your mortgage and insurance companies the day your roofing project begins. This will expedite the inspection and payment process.
3 Be prepared for the noise! There will be constant hammering for two to three days, depending on the size of your roof.
4 Keep small children and pets aways from the work area.
5 Remove all loose items from wall shelves and walls: pictures, plates, figurines. Hammering may create vibrations that will shake these items off of the shelves or walls.
6 Remove all items from around the house where roof debris or bundles of shingles might fall: patio and pool furniture, potted plants, gardening equipment. Leaves or blooms may be knocked off of the plants near your home during your job. We try our best to protect the plants, but many times the layout of the landscaping prevents us from doing so.
7 During the roofing project, dust may fall from the rafters and undersides of the decking. Any clothing or items stored there, may be damaged. It is your responsibility to remove or protect these items, not the responsibility of Lozano Building and Remodeling.
8 We will need access to your driveway to load shingles and clean up. Please park your cars, motorcycles, bicycles, boats, etc., away from the driveway. We are not responsible for cracked or sunken driveways. If you do not wish for your driveway to be used, there will be an additional access fee charged.
9 Occasionally, we will use power tools to cut decking or shingles. When we do, please check your power breakers to make sure that they are operating correctly or have not been tripped.
10 Precautions are taken to prevent gutter damage. However, there are instances when damage to gutters is unavoidable, especially on very steep roofs or ones that are completely surrounded by gutters. Your homeowners insurance should cover any damages.
11 If there is a threat of rain, Lozano Building and Remodeling may not work.
12 Check heater vents upon completion of your roof to make sure that they have not been loosened in the attic. Also check hot water heater and stove vents. Do this immediately after the job.
13 Nails that fall from the roof during the job will be picked up by a magnetized roller. We will make every effort to pick up all nails. Please be advised, however, that a few nails, hidden in the grass or shrubbery, may remain.
14 Occasionally, shingles have been sealed to the sidewalls. Age, along with moisture saturation, can rot the wood. During the removal of the shingles along walls, paint removal and chipping of the wood may occur. Lozano Building and Remodeling is not responsible for this unavoidable occurrence.
15 When we remove two or more layers from the roof, your roof line will drop. This will be evident along any wall. This change in appearance will be minimal and will not affect the integrity and utility of the roof and flashing.
16 When the old roof is removed, a tremendous amount of weight is taken off of the frame of the house. This can cause slight movement of your rafters and beams. This shifting may cause small stress cracks in your ceiling, along with paint popping off of nail heads. Lozano Building and Remodeling is not responsible for this unavoidable occurrence.
17 Make all payments to Jesse Lozano or Lozano Building and Remodeling. Please do not make checks payable to the salesman.
18 If a city or municipality requires a permit and inspection, this is an agreement between the city and Lozano Building and Remodeling. Our job is completed when our workers finish and payment is due at that time.
19 If a bill is not paid in full within 30 days of insurance company releasing funds, a lien will be filed and your account turned over to collection agency.
20 Occasionally, fascia board and trim boards need to be replaced. These will be replaced at an extra charge. Painting to match is extra and a separate painting crew may be required, depending on amount needing paint.
21 If a problem should arise, we will be given the opportunity to repair. We will not be responsible for repairs made by a third party not authorized by Lozano Building and Remodeling.
